How was tax impact developed for Bond Proposal Question 2?
The municipal financial advisor calculated the tax impact based on the average assessed home values of $426,385 in Caldwell and $448,558 in West Caldwell and the following assumptions:
- a 20 year payback
- a 4.00% interest rate
- $2,000,000 from the district capital reserves
- no state debt service aid
